This Major Site Plan Amendment by The JBG Companies replaces eight garden-style apartment buildings between Clarendon Blvd. and 16th Road North, with two high-rise apartments on Clarendon Blvd. and 25 townhouses on 16th Road North. The site design takes advantage of the site's extreme grade differences, siting the larger of the two high-rises, with below-grade parking, at the corner of Clarendon Blvd. and Ode Street. 
 
The development also includes at least 10,000 square feet of retail and a mid-block pedestrian plaza, breaking up the super-block between Clarendon Blvd. and 16th Road North.   Public access for pedestrians is provided via the open space of the mid-block plaza, through the block's landscaped internal courtyard to 16th Road North.  Retail and cafe-type tenants are expected to fill the ground floor space surrounding the central plaza.
 
When the County Board approved the project, it was designated as a Special Affordable Housing District (SAHPD). Fifty-four units -- including larger, three-bedroom townhouses embedded in one of the high-rises -- will provide 92 market-affordable bedrooms.  The 25 market-rate townhouses proposed for 16th Road North will be approximately 50 feet in height, helping to mitigate the scale between existing garden-style buildings in the neighborhood and the new apartment buildings.
