1812 N. Moore Street, Major Site Plan Amendment, SP #18

This Major Site Plan Amendment by Monday Properties incorporates “1850 N. Moore”, a glass tower, between the power station and the Rosslyn Metro station. The proposal required a rezoning from C-O to C-O-Rosslyn, to allow a 10.0 Floor Area Ratio in exchange for significant community benefits. The plan includes retaining the existing power station and facing it with an architectural treatment. The new office tower will rise approximately 470- ft. above sea level, (384 ft tall), and include 11,020 sq. feet of retail at the ground level, accessible from both N. Lynn and N. Ft. Myer Streets. The building will feature a public pedestrian walk-through lobby between the two streets, and, both interior and facade enhancements are proposed to update Rosslyn Metro station. The project will also provide such community benefits as an affordable housing contribution, North Moore Street pedestrian enhancements, and, a 10-year, rent-free lease of the previous Newseum space to the County for cultural space use.

1716 Wilson Blvd., Site Plan #409

The Plan is for development of a LEED Silver rated,7-storey building with 106,872 sf office and 27,996 sf of ground floor retail. Currentl the site is comprised of several properties spanning between Wilson and Clarendon Boulevards including a medical building and the Arlington Motor Cars business. As part of the proposal, the developer, Dr. George Contis, has agreed to construct a new extension of Quinn Street, which will connect Wilson and Clarendon Boulevards and form the west edge of the new development. The developer successfully requested a .25 FAR bonus for LEED Silver rating and .25 FAR bonus for assistance with the Quinn Street extension. The proposal required consolidation and re-zoning of the properties from RA6-15, C-1 & C-2 to C-O-2.5, as well as a General Land Use Plan Amendment From Service Commercial to Med. O-A-H. The proposal adheres to the general direction and guidance of the County’s plan for the area.

Central Place, Major Site Plan Amendment, SP #335
Approved May 5, 2007
This major site plan amendment will highlight the core of Rosslyn. It incorporates the entire Central Place block into the approved 1801/1735 Site Plan (SP #335) located east of Lynn Street, adding unused density from the 1801/1735 site into the Central Place block. The project also sets the height limit of 490 feet above sea level for the core of Rosslyn.
The proposal includes one office tower and one residential tower with first and second floor retail and a redesigned mid-block public plaza/open space. Rosslyn Renaissance has worked with the applicant on a design concept consistent with the redevelopment goals for the block as envisioned in the Rosslyn Plan Addendum. The project features an exciting public Observation Deck on the top floor of the office tower. Rosslyn Renaissance is now participating in a post-approval management plan process for that space.
The Central Place proposal has been a major planning undertaking that has been in the public process since 2004. Rosslyn now looks forward to its construction!

Rosslyn Metro Center Building II
The Clover Companies’ plan to construct an expansion of the Rosslyn Metro Center building, with the new space to be built over the Metro station. The project will include 254,536 square feet of office space and 12,368 square feet of retail space. The project, the first proposed under the recently adopted C-O-Rosslyn zoning category, was approved by the County Board in January 1998.
