Waterview
The JBG Companies’ Completed Fall 2007! Waterview development is a one million square-foot
project that includes two towers: a 24-story, three-tiered office building and a 29-story hotel/condominium joined by a fourth-floor terrace and destination restaurant with sweeping views of Georgetown and the National Cathedral corridor. The development has 7,500 square feet of retail space, a 220-room boutique hotel by Kimpton Hotels’ Palomar sub-brand, 60 luxury condominium units, and 600,000 square feet of office space, which is scheduled to be occupied by the Corporate Executive Board in early 2008. The project included a $13 million community benefit package.

Turnberry Tower
The 313-foot Turnberry Tower will have 247 condo units, ranging in price from $700,000 to $7 million. Community benefits include a $2.2 million contribution to the County’s Affordable Housing Fund, a public art program, as well as upgrades to the Colonial Terrace staircase and Nash Street and Lee Highway streetscapes, and undergrounding of utility poles. The project provides 419 parking spaces and 209 bicycle/storage units. The project has been under construction since early 2007.
Rosslyn Ridge II
Arlington’s affordable housing stock will increase by 73 units when APAH replaces 22 garden apartments with a 15-story, 231-unit tower, with seven townhomes at its base. Forty percent of the units (95) are set for affordable housing, and 143 units will be rented at market-rates.
The 95 affordable units will include six efficiencies, 55 one-bedrooms, 26 two-bedrooms, five three-bedrooms, and three three-bedroom townhomes. Five units will be fully accessible to physically disabled persons. Residents must meet income requirements of no more than 60% of Area Median Income, among other requirements. A ground breaking ceremony took place on February 8, 2007.

1800 Wilson Boulevard Condominiums
Holladay’s mixed-use, four-story project has 153 condo units, priced from $200,000 to over $800,000, 6,250 square feet of ground floor retail along Wilson Boulevard, with a corner restaurant.
Five affordable housing units and underground parking will be on the 1.43 acre site, which used to be occupied by a used car lot. The project will also include a public art sculpture and crosswalk improvements. Nearly all units are sold. A few of the 10 live/work units are still available, priced $600,000 to $1.1 million. The developer is requesting a modification to a retail parking restriction. The item has been deferred by the County Board to February 24, 2007.

Bennett Park
Washington Real Estate Investment Trust’s (WRIT) mixed-use, two-tower project is underway. A 15-story high-rise tower at 1601 Clarendon Blvd. will have 224 rental units, including 14 affordable units. A smaller, nine-story tower at 1650 Wilson Blvd. will have 46 rental units, 6,475 square feet of ground-floor retail and two underground parking levels. The mid-rise tower should begin interior work in summer 2006 with completion expected by year’s end. The below-grade parking at 1601 is nearly complete. The project also includes a 3,500 square-foot glass-enclosed art atrium. Pre-leasing will begin in March 2007.

The Wooster and Mercer Lofts
Abdo Development has created two dramatic new four-story buildings on Clarendon Boulevard. The 60-foot high buildings house 87 condos, ranging from studios to three bedrooms with 17-foot ceilings and expansive windows. Abdo has detailed the project with 130-year-old bricks salvaged from projects in D.C. The prices ranging from $700,000 to $2 million, and marketing of the units is expected in autumn 2006. The developer is currently accepting online sign-up from perspective buyers.
Air Force Association Building Addition
The Air Force Association is building a 17,531 square foot addition to their existing building. The present building was developed in 1984.
