This Major Site Plan Amendment by Monday Properties incorporates 1850 N. Moore Street development into an existing site plan. The property owner is rezoning from C-O to C-O-Rosslyn, which allows a 10.0 Floor Area Ratio in exchange for significant community benefits. The plan includes retaining the existing power station and surrounding it with an architectural/ public Art treatment.

A 384 ft. tall office tower (calculated from average finished grade) with approximately 12,000 sq. feet of retail at the ground level is being constructed on the site between the power station and the Metro station. The building will feature a major pedestrian benefit, a public  walk-through lobby conecting N. Ft. Myer Drive with N. Moore Street.  Interior and facade enhancements are proposed for the Metro station entrance and upper floor as part of the community benefit package.

The Community Benefit package includes a donation to Arlington County of the former Newseum space for 15 years, allowing use of the 53,000 square foot space rent-free. Rosslyn Renaissance and the Rosslyn BID were involved in turning the space into Artisphere - Arlington's art space for everyone.  Artisphere opened to the public on October 10, 2010.

This project is part of the Central Place redevelopment area as defined by the Rosslyn Sector Plan Addendum. For more information visit the Design Guidelines for Central Place.
