The redevelopment of the Key Bridge Marriott was approved in March 2020 to partially demolish and renovate the 582 room Marriott hotel and construct three new residential buildings. Improvements would also include an enhanced pedestrian experience: the removal of the pedestrian bridge over westbound Lee Highway, and new streets that will connect with an esplanade open to the public on the north end of the site, accessible to pedestrians and cyclists but not cars. The esplanade will offer views of the Potomac River and Georgetown and connect to the bike path leading to Key Bridge. A crescent-shaped park will be built on the site’s Fort Myer Drive frontage and will provide an improved bicycle and pedestrian path to Key Bridge. The developer will contribute land and funds for the new public park fronting Fort Myer Dr as well as $1.75 million to the County's Affordable Housing Investment Fund. A 2nd public park is possible on land controlled by the federal government. 

Woodridge is working with a team that includes Walsh, Colucci, Lubely & Walsh P.C., Duball Development Services, civil engineer VIKA Virginia, landscape architect Oehme, Van Sweden and traffic consultant Wells & Associates.
