FEATURED STORY

1812 North Moore

At 390 feet, 1812 North Moore soars higher than all other buildings in metropolitan Washington, DC. The 35-story trophy-class structure features stunning views, 580,000 square feet of office space, and an unbeatable location just steps from the Rosslyn Metro station.

This soaring office tower, with its signature pyramid top, is raising the bar in more ways than one. Aside from taking the title of tallest building in the metro DC area, it is also setting new standards for green building design and construction. 1812 North Moore is set to be one of very few LEED-Platinum certified commercial buildings in the region, and certainly the largest.

Every aspect of the structure was thoughtfully considered to maximize efficiency and sustainability from the ground up. The underground parking garage will have 15 stations for charging electric cars, as well as preferred parking spots for hybrid vehicles and carpoolers.

Architects Davis Carter Scott and Gensler explored design methods that would increase floor plan flexibility and efficiency for its 580,000 square feet: indented corners that allow for up to eight corner offices per floor; nine-foot ceiling heights and floor-to-ceiling, energy efficient glass to maximize access to daylight; and large, virtually column-free interior space.

Other environmentally friendly elements in the building include its high-efficiency filtration and HVAC systems, low-flow plumbing fixtures, recycled building materials, and reliance on clean and renewable energy sources, including solar and wind power. Not to mention that the building sits next door to Rosslyn’s bustling metro station, making mass transit an easy option for future tenants.

Even the construction process was conducted in as environmentally friendly a way as possible. When demolishing an existing office building in order to make way for 1812, Monday Properties took great care to dismantle the xx-year-old building in the cleanest way possible. This meant literally tearing the old structure down by hand, in order to keep debris out of the air, protecting both people and the neighboring power station.

The allure of this stunning space clearly extends far beyond the aesthetic; the building stands at the forefront of a growing green movement. Businesses and workers have come to expect more from their work environments—they want a space that will keep them healthy, boost productivity, save money, and have a smaller impact on the planet.

A recent Arlington Economic Development group study concluded that tenants leasing 200,000 square feet of space could save as much as $100 million over 15 years by opting for 1812’s trophy-class space over comparable space in D.C. The businesses that will move into the 35-story tower will reap the benefits not only of a prime location, but also of the high-performance, progressive design that sets the building apart from all others in the region.
